La Renaissance - A Partly Renovated French Farmhouse rural france

In need of an owner with a creative mind and a big challenge.

We are selling our french gite/farmhouse located in Les Cerqueux-sous-Passavant in the Loire Valley (West France). The village is very quiet and peaceful with a local boulangerie and small cafe/bar. The house is the last property as you drive out of the village towards Vihiers. The area is very scenic and beautiful with many surrounding vineyards, chateaus and countryside.

The nearest town is Vihiers (5km) and larger places nearby include Saumur (30km), Cholet (30km) and Angers (40km).

We bought the property about 6 years ago with plans to fully renovate and lived in France for about 3 years. We ended up moving home because of various reasons leaving it in need of finishing. When originally bought it was basically a large barn/house with nothing really done apart from the walls surrounding it!

The house is very large and once fully renovated would probably house around 5-6 bedrooms with various different rooms downstairs. There is 9000m2 (3 1/2 acres) of land thats comes with the property which is currently hayed by the local farmer to keep it down.

Below is a list of the major works that have been done already:

- Electric has been extended underground to the property and it has a French Consuel (French electric board certificate)
- Plumbing for half of the house has been carried out which includes pipes for radiators (still needs a boiler installing)
- Septic Tank and drains have been installed
- All new existing front windows and doors replaced
- Half of the property needed a new roof which has been done from scratch (the other half just needs repairing in places and should probably be re-tiled)
- When being re-roofed 2 large dormas where put into the back of the property to give more room in the main bedroom and hallway
- Terrace been created at the back of property with patio doors
- Another 2 windows installed at rear of property (downstairs)
- Half of house has been renovated to a degree - electrics/water/plasterboard/painted etc (really needs to be seen)

The rooms currently are as follows:

Renovated (bits to finish tho)
- Entrance room (has been used as a temporary kitchen, there is a fire but has been blocked)
- Lounge (stairs up to upper level + fireplace)
- Downstairs Bedroom with toilet, sink and shower
- Upstairs Bathroom (plumbed but no suite installed)
- Upstairs Main bedroom
- Main bedroom en suite (not done) was planned to walk down a separate staircase to a big shower room (very hard to describe/needs to be seen)

Other side of House (NO Renovation done)
- 2 main rooms downstairs (both with fireplaces)
- 1 large room upstairs (Grenier or loft)
- Large Barn on side of house which could be renovated as part of the house

I am open to realistic offers on this property as a quick sale is needed.

In France the buyer is always responsible for the fees, fees for the notaire is extra and is usually around 7% and fees for the estate agent is 10% and is also extra. Survey is paid for by the seller
